02The problem

Why lenders care, and when they do not

The objection is not that foam is dangerous. It is that foam sprayed onto the underside of a roof hides the structure, so a surveyor cannot report on the rafters or the battens and will not sign off on what they cannot see.

Closed-cell foam also stops the roof ventilating. A cold pitched loft in this climate is designed to let the moisture a house produces pass out through the eaves and the ridge. Seal that path and the moisture stays against the timber.

Lenders are not consistent and that is the useful part. Some refuse any property with spray foam. Some lend against a satisfactory independent report. Some only reconsider after removal. Finding out which one you are dealing with is free and it changes the whole job.

Where the foam does come out, the job is only half done when the loft is empty. Reinstating the ventilation and insulating at joist level is what makes the house warmer than it was, and it is the part most often left off a cheap quote.

A large number of UK mortgage lenders will not lend on a property with spray foam in the roof, and equity release providers are stricter still, so most people find out about it from a valuation rather than from anything they noticed themselves. The building problem underneath is real and separate: foam sprayed onto the underside of a pitched roof stops the loft ventilating, holds moisture against the rafters, and hides the battens from anyone trying to inspect them.

How soon can someone come out?

A survey usually within the week, and sooner where a sale or an equity release application is waiting on it. Removal is scheduled work rather than an emergency — it is a few days on a typical house and the date is set once the survey has established the scope.

Are your partners accredited and insured?

Spray foam removal is not a licensed trade anywhere in the UK, so there is no register to check. What is worth asking for is Property Care Association membership or TrustMark registration, current public liability cover, and a written survey before any price is quoted. A legitimate contractor produces all three without being chased.

What does it cost?

Nothing, at any point. The work is carried out by partner companies and you deal with them directly on price. We do not publish figures for this trade because the range is enormous and genuinely depends on the roof: which foam, how much of it, what it is bonded to and whether the covering survives.
